Yes. EU citizens may purchase property in Slovenia on the same terms as Slovenian nationals. Non-EU citizens are subject to reciprocity conditions and should take independent legal advice before proceeding. We can refer you to an English-speaking notary in Ptuj who handles international transactions regularly.

From an accepted offer to notarised transfer, a straightforward residential sale in Slovenia typically takes six to ten weeks. Complications — unresolved title issues, mortgage redemption delays, or estate matters — can extend this. We flag any potential complications at the outset and manage the timeline on your behalf.

For standard purchase transactions, our fee is charged to the seller as part of the sales mandate. Buyers pay no agency fee in those cases. For a dedicated acquisition consulting mandate — where we conduct a structured search on your behalf — we agree a fixed advisory fee in advance, which is disclosed transparently before you commit.

At the outset we need a copy of the land registry extract (zemljiška knjiga), the energy performance certificate if available, and proof of identity. We will guide you through obtaining any missing documents and liaise with the notary to prepare the sale contract. Nothing is required before our first meeting.

We offer ongoing tenancy administration as an optional service for landlords who have placed a tenant through us. This covers rent collection monitoring, communication with the tenant, and coordination of any maintenance contractors. We do not currently offer a full property management service for landlords who are based outside Slovenia and have not placed their tenant through our office.
